Why you should hire a dedicated buyer’s agent and not go directly to the listing agent…

In a time of low inventory, high buyer demand, and multiple offers in the Westside of Los Angeles, I have seen a consistent pattern of buyers going directly to the listing agents to write their offers. Buyers think that by going directly to the listing agent, they will get a better deal on the house, perhaps because they think the listing agent will cut their commission from the seller? There are several reasons why you shouldn’t go to the listing agent directly, but should hire a dedicated buyer’s agent to represent you in your home search.

  1. Loyalty: Listing agents are hired by the sellers to represent their best interests. They sign an agreement with the seller that they will use the utmost care, honesty and loyalty in dealings with the seller. As a buyer, if the listing agent is dedicated and loyal to the seller, who is looking out for you?

 

  1. Negotiations: Listing agents are hired by sellers to do one thing; sell their property for the highest price possible. You, as a buyer, need a reputable Realtor to negotiate solely on your behalf to secure the best terms. And when issues come up in the inspection process, you need someone to be your voice to the seller when requesting repairs or a credit. Again, the listing agent is focused on helping the seller net the most money possible. Having the listing agent represent you will most likely cost you money, as you will be paying top dollar for the property and won’t have proper representation during inspections.

 

  1. Manage Emotions: Again, listing agents are solely focused on helping their sellers meet their needs. A buyer’s agent will help you identify your needs and meet your goals. As purchasing a home stirs up a magnitude of emotions from both parties, a buyer’s agent can be a great moderator. A dedicated agent can take the emotions out of the transaction and bring the parties back on track toward meeting the goal of resolving issues and getting to closing.

 

These are only a few of the reasons why you should hire a dedicated buyer’s agent. Additionally, the listing agent and seller agree, in writing, to the commission prior to putting the house on the market. You deserve the highest level of service when making the biggest investment of your life.
